Invest with real numbers, not hype

At today's interest rates, most Scripps Ranch homes don't cash-flow on day one. That doesn't make them bad investments; it means you should know exactly what you're buying. Reshu's job is to show you the math honestly.

Strategies that fit San Diego today

  • Long-term appreciation in Scripps Ranch. Stable owner-occupied demand and schools support values; plan for negative cash flow early on at current rates.
  • ADUs and add-value plays. Some larger lots can support an accessory dwelling unit. Rules vary by parcel, so each one needs checking.
  • Mid-term rentals. Furnished stays of 30 days or more for traveling medical staff, military families and relocating professionals. San Diego tightly limits whole-home short-term rental licenses.
  • Cash flow inland. New construction with builder incentives in Riverside County often pencils better than coastal resale.
  • Keep vs. sell. Long-time owners can compare renting out their current home with selling it. Reshu can model both.
