The jumbo line in Scripps Ranch

The 2026 conforming loan limit for San Diego County is $1,104,000. With the Scripps Ranch median sale price around $1,043,708 (September 2026), many detached homes need a loan near or above that line, even with 20% down. Loans above it are jumbo loans: lenders usually ask for higher credit scores, more cash reserves and sometimes 20% or more down. It's worth getting pre-approved for the right loan type before you start touring.

ARM vs 30-year fixed

30-year fixed

  • Same principal and interest payment for 30 years
  • Best if you plan to stay a long time
  • If rates fall, you can refinance (for a cost)

Adjustable (5/1, 7/1, 10/1 ARM)

  • Fixed for the first 5, 7 or 10 years, then adjusts with the market, within caps
  • Often starts lower than a 30-year fixed, especially on jumbo loans
  • Fits buyers who expect to move or refinance before the fixed period ends

A 15-year fixed has a lower rate and builds equity much faster, but the monthly payment is higher. Ask your lender to show the payment and the worst-case adjusted payment side by side before choosing an ARM.

If you're selling: use the rate to your advantage

When rates are high, buyers shop by monthly payment. Offering a seller credit for a rate buydown can lower a buyer's payment more than a similar price cut, and can help a home sell faster. A temporary 2-1 buydown lowers the rate for the first two years; buying points lowers it for the life of the loan. Reshu can model both against a price reduction for your home. Common questions

Are these the rates I will get?

No. These are national weekly averages from Freddie Mac for borrowers with strong credit and about 20% down. Your rate depends on your credit, down payment, loan size, loan type and points. Only a licensed lender can quote you a rate.

What is a jumbo loan?

A jumbo loan is a mortgage larger than the conforming loan limit set each year by the FHFA. In 2026 the limit for a one-unit home in San Diego County is $1,104,000. Jumbo loans usually require stronger credit, more cash reserves and often a larger down payment, and their rates can be higher or lower than conforming rates.

Is an ARM or a 30-year fixed better?

A 30-year fixed keeps the same principal and interest payment for the life of the loan. An adjustable-rate mortgage (ARM) such as a 7/1 or 5/1 usually starts with a lower rate for a set number of years, then adjusts with the market. An ARM can make sense if you expect to sell or refinance before the fixed period ends; a fixed rate is safer if you plan to stay long term or want a predictable payment.

What property tax should I budget in Scripps Ranch?

When you buy, your property tax is reset to roughly 1% of the purchase price plus voter-approved bonds, which works out to about 1.2% a year in much of 92131. Some tracts also pay Mello-Roos special taxes, and many homes pay HOA dues. Check the property tax bill and disclosures for the specific home.

Can a seller help me with the rate?

Often, yes. A seller can offer a credit that pays for a rate buydown, either permanent (buying points) or temporary (such as a 2-1 buydown that lowers the rate for the first two years). Lender and loan rules limit how much a seller can contribute.
