Where it is

  • Larger detached homes, many with 4–5 bedrooms, on streets like Village Ridge Road, Windbrook Way and Ravensthorpe Way.
  • Townhome communities, including end units on Ivy Hill Drive and Spruce Run Drive.
  • Generally newer construction than the southern half of Scripps Ranch, though still 20–40 years old in many tracts.

Streets you'll see in recent sales include Village Ridge Rd, Windbrook Way, Ravensthorpe Way, Scripps Creek Dr, Ivy Hill Dr, Cypress Canyon Rd, Spruce Run Dr and Arborside Way.

Living here

  • Neighborhood parks, trails and eucalyptus groves throughout.
  • Quick drive to Lake Miramar and to shopping in Scripps Ranch and Rancho Bernardo.
  • Car-dependent, like most of Scripps Ranch, with access to I-15.

Tips for buyers

  • Homes here have been selling in about two weeks, often near or above list price. Be ready with financing and a clear offer.
  • School assignment can differ near the edges of the area. Confirm the assigned schools for each address with the district.
  • Check whether a property has HOA dues or special taxes (Mello-Roos) before you write an offer.

Tips for sellers

  • Demand has been strong for well-kept detached homes. A focused first two weeks on market matters most.
  • Pre-listing inspections can reduce renegotiation in escrow.
