Where it is

Immediately east of Mira Mesa, surrounding Miramar Reservoir (Lake Miramar). One of the two City of San Diego community planning areas that make up Scripps Ranch. Its community plan was adopted in July 1978.

The homes

  • Condo and townhome communities, such as those along Scripps Westview Way and Affinity Court, often the most affordable way into the neighborhood.
  • Detached single-family homes on streets like Spruce Grove Avenue, Cypress Woods Drive and Red Cedar Drive, many with canyon or greenbelt backing.
  • A large share of homes date from the 1970s through the 1990s, so updates, roofs and systems vary a lot from house to house.

Streets you'll see in recent sales include Scripps Westview Way, Spruce Grove Ave, Cypress Woods Dr, Red Cedar Dr, Aviary Dr, Semillon Blvd, Erma Rd and Crosscreek Ter.

  • Prices vary widely by home type. Compare condos with condos and detached homes with detached homes.
  • Ask for HOA documents early on attached homes; dues and what they cover differ by complex.
  • Get an insurance quote during your inspection period, especially for homes backing to open space.
